Centerville Property Values Drop 10.3 Percent Over Year

CENTERVILLE — The Centerville City Council heard appeals to the payable 2010 property tax assessments prior to the April 8 meeting at City Hall.

As required by state law, at least three council members became board certified to address property owners who take issue with valuation and classification of their property at the annual Board of Assessment Appeal and Equalization Hearing. City Assessor Ken Tolzmann attended the meeting to answer questions, and Diana Stellmach represented Anoka County, as required by state law.

Assessors in Minnesota use real estate sales in a given community between October of 2007 and September of 2008 to determine current market value of homesteaded residential property. Qualified sales for purposes of market valuation don't include bank sales, foreclosures or sales to relatives.

Centerville home owners should count their lucky starts. Read the blog about a 20% decrease in the Twin City area. I think all you unhappy residents should put that for sale sign up in your front yard and move.

A HAPPY PERSON UNHAPPY WITH COUNCIL'S "BUSINESS AS USUAL"....

What I am unhappy about "Anonymous 3:36 PM" is that our local government continues to drum up more revenue, mainly through sucking every last drop from its residents with 'clever' means, such as stated on the most recent sewer/water bill: "Finally, ALL residents in the City will be charged a Basic Water Fee since all properties benefit from their proximity to the municipal water system. This was previously charged, only if you were connected to city water." Why didn't the City do this earlier? Is it because they now, more than ever need our money, as they continue to recklessly OVER spend? Remember, we are over $9,000,000 in debt in this town!

Why is the City unfairly taxing citizens who are not using (nor would even want to use) City water? Come on, it's a joke: "...all properties benefit from their proximity to the municipal water system." What is the definition of 'proximity' on the City's water bill? How many feet exactly to the water system equals a "benefit" as stated by the City? To us, this is just another TAX!...an UNFAIR TAX!

Anonymous 3:36 PM, I am happy. I am blessed. I am fortunate. I am glad it is only 10%. (But too bad my property taxes had an increase of over $500 this year.) I am a happy person who is unhappy with the way in which this Council continues to put us in the hole and then TAX US for it!

Anonymous @ 3:36 is obviously a City plant. Either that or a stupid fool that loves living in one of the highest taxed cities in the state.

Let's not forget, perhaps the reason the property values are down 10% and not the 20% average is because Centerville Council had their own tax assessor instead of using the County Assessor. Is this standard protocol especially for a town our size (not mention the stupidity due to our mounting debt)? It seems to us that perhaps the Council would like to keep the value of homes up to better justify keeping the taxes up.
